Himmelrich Associates, Inc.
Baltimore-based real estate firm focused on repositioning and adapting industrial properties for commercial uses.
Himmelrich Associates, Inc. has been revitalizing historic and industrial properties in Baltimore since 1986. Committed to historic preservation and community development, the company has taken on several ambitious development projects, which have transformed brownfield sites, flood plain locations and challenging neighborhoods into thriving commercial and retail hubs.
Two of the firm’s initial ventures, Meadow Mill and Mt. Washington Mill, are fully restored 19th century cotton mills located in the Jones Falls Valley. Himmelrich Associates, Inc. carefully renovated the former mills, both of which are located in flood plains, and they are now home to a variety of retail and office tenants. These include national brands like Whole Foods, PNC Bank and Starbucks, as well as local success stories such as Stone Mill Bakery and the fine dining restaurant, La Cuchara. Office tenants range from individual consultants and non-profits to established professional firms and some of the region’s most exciting design and technology companies.
After completing the mill projects, Himmelrich Associates, Inc. purchased the historic Montgomery Ward Catalog House and adjacent warehouse buildings in South Baltimore. The 1.3 million square foot, eight-story art-deco Catalog House had stood vacant on a brownfield site for 15 years. Now fully renovated, the Catalog House is the heart of the Montgomery Park Business Center, comprising over 2.2 million square feet on 52 acres of land. In 2003 Montgomery Park received the Environmental Protection Agency’s prestigious Phoenix Award, which recognizes projects that return environmentally compromised properties to productive use. Montgomery Park is home to a variety of commercial and government office tenants, including M&T Bank, Maryland Lottery Agency and Maryland Department of the Environment.
With over 29 years of experience, Himmelrich Associates, Inc. remains at the forefront of repurposing and readapting industrial properties. The firm’s innovative approach to real estate development creates smart space by design.
